Thirteen depot disposal sparks immediate interest
The news that the Thirteen Housing Group is disposing of one of its depots is already generating a great deal of interest amongst potential buyers.
The depot – which covers five acres – is in a prominent position on Middlesbrough’s Cargo Fleet Lane. It is opposite Skippers Lane Industrial Estate, about one mile west of the town centre and close to the A66.
Phil Cowan, Thirteen’s Head of Commercial Property, said: “It’s an ideal and perfectly located site with a diverse range of potential uses from retail and leisure to light industrial.”
More than half a dozen possible buyers and agents were given a tour on the first day of viewings and, said Mr Cowan, one of the attractions is the speed with which the depot can be made available without “the frustrations of having to wait for the site to become vacant.”
Thirteen has engaged commercial property specialist Dodds Brown to market the depot. Dodds Brown is also working on two other Thirteen projects: leasing Grade A office space at Hudson Quay and Northshore.

“They’re obviously very different, but there’s a shortage of both types of accommodation at the moment across the Tees Valley,” said Dodds Brown’s senior partner Stephen Brown.
“The market for industrial property is particularly strong. This really is a rare opportunity to acquire a substantial site which has potential for a variety of uses. It’s in a prominent position in a popular location surrounded by a mixture of trade warehousing and retail.”
