Eye-catching building available for new occupiers

One of the Tees Valley’s most eye-catching office buildings has been made available for new occupiers.

The highly distinctive Northshore One in Stockton provides stunning views along the River Tees and as far as Roseberry Topping.

It was completed in 2015 and occupied by Thirteen Housing Group until it moved its staff and headquarters to Hudson Quay in Middlesbrough. The building is still owned by Thirteen and is being marketed through Dodds Brown, the prominent Tees Valley commercial property agency.

Phil Cowan, Director of Facilities Management at Thirteen, said: “Everything about Northshore One is highly impressive: its setting, its appearance and its internal features.  We’ve undergone a rapid transformation in the way we work – and that’s been accelerated by the pandemic – which is why the building became surplus to our requirements.”

Even though offices have stood largely empty during the lockdowns, Stephen Brown – senior partner with Dodds Brown – said workers will expect something of the quality of Northshore One when they return. “People are wanting to come back to open plan flexible space.  They’re not wanting to go back to old compartmentalised spaces,” he said.

“They’re wanting to be able to have collaboration areas and meeting areas and break out areas.  They’re wanting to be able to sit out and talk business in the sun in a good environment.  That’s what they want and that’s what employers are going to be providing.”

He added: “I don’t think we’ll ever go back to the working practices we had before, but the office still has a major role to play in business and people will be working on a more flexible basis in terms of the hours they work and days they work.”

Northshore One has a 35,000 sq ft floor space over three storeys.  The building is split into two wings with a central atrium.  It is available for letting by a single occupier or a number of occupiers taking spaces of 5,000 sq ft or 2,500 sq ft.

There are a range of different sized meeting rooms, break out areas and conference facilities for up to 60 people. A café is due to open when lockdown restrictions lift and it will provide abundant indoor seating. There is also seating and tables on an outside terrace which overlooks the river.

Richard Wilson, senior associate with Dodds Brown, said: “It’s a stunning location. You’ve got the river right on the doorstep.  You’ve got the business park opposite and you’re right between Middlesbrough and Stockton so you couldn’t be more central to the Tees Valley.

“It’s a 10-minute walk to Stockton town centre, the Infinity Bridge takes you over to Teesdale Business Park and all the riverside walkways and cycle paths come past the building.  It is in an absolutely fantastic spot.”
